The Railway Inn is situated on the A449 Road just three miles south of Great Malvern, Worcestershire. Malvern is a delightful spa town with an area of outstanding natural beauty. Although on the outskirts of the town it has some fantastic views overlooking the stunning Malvern Hills and has a cluster of local residents nearby.

Pub Layout

This is a large detached pub, with parking for up to eight cars. The bar has a warm and welcoming feel and is well decorated with a balance of loose and fixed seating. There is a commercial kitchen and a fabulous decked area which has views over the Malvern Hills.

The Railway inn current trading style is a traditional value food offer, well stocked bar and guest accommodation. There is scope to premiumise with a great range of cask and craft ales, premium spirits and world lagers alongside a more locally sourced food offer this would be well received by the locals and those travelling from afar. There is scope to introduce a more relaxed traditional dining offer to bring further clientele throughout the week.

The Railway Inn is in a fantastic location in Malvern Wells with stunning views and scenery. I am looking for an all-round experienced operator that has a real focus on driving the business forward leveraging all income drivers. They will have experience in the industry and a vast knowledge of Malvern and the surrounding area. They will display passion and take pride in everything they do. They will create a memorable experience for all of our customers leaving them wanting to return. They will put people at the heart of everything they do being able to engage with the local community as well as focusing on tourism and leisure which forms a big part of the business here. A great rhythm of the week is required to build on current trade. Food is a key part of this business as well as the letting rooms so a real commitment is required here to maximise opportunity and ensure that the business is covered. Standards and operational excellence must be first class. The licensee will have a vision for this fantastic pub and this will be articulated in a business plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

The Railway is an attractive three storey pub situated besides a canal in the pretty town of Droitwich Spa. Droitwich Spa is surrounded by the beautiful Worcestershire countryside and it is a town of great charm offering lots of local amenities and attractions. Although situated in the Heart of England and sitting in the English countryside it is easily accessible to the city of Birmingham which is just over twenty miles away.

Pub Layout

The Railway Inn has two distinct areas which are parted with a traditional horseshoe bar. As you enter the pub you are welcomed with traditional décor, exposed brickwork, and to the left-hand side of the room is a cosy log burner, approximately ten tables (although there would be room for more as it could be easily transformed into a more relaxed dining area) and a large TV for entertainment. To the right-hand side there is a further eight tables with a darts board and a music system, great for any events to draw in the locals and visitors to the area. The compact, yet functional, commercial kitchen is directly accessed from this area.

Outside, the pub benefits from a beer garden and a covered patio area with seating that overlooks the canal which people take full advantage of in the warmer months. The pub can also be accessed from the car park up a flight of stairs or directly from the road. The car park holds around eight cars.

The Railway Inn currently trades as a drinks focused pub with a range of menus including a sandwich, mid-week and hearty Sunday lunch menu. The new licensee would need to increase the food offer to a value led food menu to increase its customer base during the week. Live music is popular at the weekends, and they also host a disco for children on a Sunday afternoon.
